Arizona Monsoon Roof Checklist: 8 Things to Check Before Storm Season

The 8 things every Arizona homeowner should check on their roof before monsoon season hits — from flashing to flat-roof drainage.

Arizona's monsoon season runs from mid-June through September and brings sudden wind gusts over 60 mph, heavy downpours and hail. A few minutes of inspection now can prevent thousands in water damage later.

1. Look for cracked or slipped tiles Concrete and clay tile roofs are durable, but a single cracked tile lets water reach the underlayment. Scan your roof from the ground with binoculars.

2. Check the underlayment age In Arizona heat, tile underlayment often fails after 20–25 years even when tiles look perfect. If your home was built before 2005, have it inspected.

3. Inspect flashing around vents, chimneys and walls Flashing is where most leaks start. Look for lifted, rusted or missing pieces.

4. Clear gutters and scuppers Debris and dust storms clog drainage fast. Clogged scuppers on flat roofs cause ponding water.

5. Check flat and foam roofs for ponding and blisters SPF foam and TPO roofs should drain within 48 hours after rain. Soft spots or blisters mean trapped moisture.

6. Secure loose shingles Lifted asphalt shingles are the first to blow off in monsoon winds.

7. Trim overhanging trees Branches scrape roofing and drop debris in storms.

8. Check your attic for stains Water stains or daylight in the attic are early warning signs.
